FAQ

The stuff
people actually ask.

Questions we hear most, answered plainly. If yours isn't here, just call.

Getting started

Common questions from people just starting out.

What kind of loans do you offer?

Conventional, FHA, VA, USDA, and jumbo loans, plus purchase, refinance, and cash-out programs. All originated through Network Funding, LP (NMLS #2297).

Where are you located?

Our office is at 1211 Baylor St., Austin, TX 78703. Most of our work happens by phone, email, and secure document portal, so where you are doesn't really matter.

Who are the loan officers at Vista?

Russ Laing (NMLS #393558) and Sonya Valia (NMLS #394619). Both have over a decade of experience.

Process & timing

What to expect from pre-approval through closing.

How long does it take to get pre-approved?

Most pre-approvals take 1–3 business days after we have your documentation. We can often turn it around same-day for time-sensitive offers.

What do I need to start a pre-approval?

Generally: two years of W-2s or 1099s, your last 30 days of pay stubs, two months of bank statements, and a photo ID. Self-employed borrowers need two years of personal and business tax returns. We send a custom checklist after our first call.

How do I apply?

Apply with a loan officer directly using the links on this site, or call (512) 358-6262 and we'll set up the right path for you.

What makes Vista different from a big national lender?

You work with one loan officer from start to finish. Clear pricing, direct access, no rotating processors.

What does pre-approval actually mean?

It means we've pulled credit, reviewed your income and assets, and issued a conditional commitment to lend. It's a real document you can attach to an offer, not a stated-income estimate.
